Wilsonville has more listings, but supply is still not loose
The one number that changes what you should do right now: the Real Estate Data Aggregator counted 143 homes for sale in Wilsonville's ZIP 97070 for the three months ending August 31, 2026, up 10% from a year before. More inventory means buyers have real options. It also means sellers are competing harder for the same pool of buyers.
At the same time, Realtor.com reported that active listings nationally topped 1.16 million in September 2026. Wilsonville is moving in the same direction as the country, but the local picture is not as loose as that national headline sounds.
Supply is rising, but not wide open
The Real Estate Data Aggregator put months of supply at 3.5 for the same period, down 0.3 months from a year before. That drop tells you demand absorbed some of the new inventory. Six months is the line most analysts use to call a market balanced. At 3.5, Wilsonville is still on the seller's side of that line.
The Real Estate Data Aggregator counted 147 new listings in ZIP 97070 for those three months, up 11.4% from the same period in 2025. More sellers are entering. But 126 homes sold in the same window, up 21.2% from a year before. Demand kept pace with supply, which is why months of supply actually fell a little.
Prices held, and sellers closed near full ask
The Real Estate Data Aggregator put the median sale price at $692,450 for the three months ending August 31, 2026. That is up 1.8% from the same months of 2025. Prices did not surge, but they did not slip either. The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Wilsonville's 1.8% gain is just below that national pace.
The Real Estate Data Aggregator found the average sale came in at 99% of list price, up 0.4 points from a year before. That means sellers gave up very little on price. Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Wilsonville's 99% sale-to-list ratio suggests local sellers are pricing more carefully than the national average.
Homes are taking a little longer, but quick sales still happen
The Real Estate Data Aggregator put the median days on market at 44 for the three months ending August 31, 2026. That is 8 days longer than the same period in 2025. Not every home sold fast. But the Real Estate Data Aggregator also found that 37.8% of homes went under contract within two weeks of listing, up 8.6 points from a year before. So the well-priced homes are still moving quickly.
Mortgage rates are adding pressure for buyers. Realtor.com reported rates climbed above 7% for the first time since January 2025. That raises the monthly cost of any purchase. Buyers stretching their budget will feel it.
What this means for you
- Buyers: The Real Estate Data Aggregator counted 143 homes for sale in Wilsonville, up 10% from last year. You have more to look at. Rates above 7% (Realtor.com) mean your pre-approval number matters more than ever.
- Sellers: 126 homes sold in three months, up 21.2%, and the median closed at 99% of list. The market is absorbing inventory. But 147 new listings came on in the same window. Your price and your launch plan are the two things you control.
- Both: 3.5 months of supply is not a buyer's market. It is not a runaway seller's market either. It is a market where preparation wins.
- Wilsonville's ZIP 97070 added more listings and more sales in the three months ending August 31, 2026. Prices edged up 1.8% and sellers closed at 99% of list.
- The market is more competitive than a year ago, but supply at 3.5 months is still not wide open.
- One street can read very differently from the ZIP code as a whole.
