Tualatin stays tight even as sales slow
The Real Estate Data Aggregator counted just 69 homes for sale in Tualatin's 97062 ZIP code for the three months ending August 31, 2026. That is down 26.6% from the same period a year before. Low supply is the one fact that shapes everything else here right now.
Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Tualatin is a different story. With only 69 homes available, buyers here do not have much to pick from. The best homes can still move before most people even see them.
Sales slowed, but prices did not fall
The Real Estate Data Aggregator counted 88 homes sold in 97062 for the three months ending August 31, 2026. That is down 20.7% from a year before. Fewer sales, yes. But the median sale price came in at $635,000, up 1.6% from the same period in 2025.
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Tualatin's 1.6% gain is more modest. Still, prices moved up, not down, even as fewer homes traded hands.
Homes that sell are selling close to full price
The Real Estate Data Aggregator put the average sale-to-list ratio at 100.2% for the three months ending August 31, 2026. That is up 0.3 points from a year before. Sellers are not giving ground on price.
Nearly 3 in 10 homes, 29.6% to be exact, sold above list price, according to the Real Estate Data Aggregator. That share is up 0.8 points from a year before. And 37.2% of homes went under contract within two weeks of listing, up 1.5 points from the same period in 2025.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Tualatin is not following that pattern. Sellers here are holding their numbers.
New listings are also down
The Real Estate Data Aggregator counted 98 new listings in 97062 for the three months ending August 31, 2026. That is down 26.9% from a year before. Fewer sellers are coming to market. That keeps supply tight and takes some pressure off pricing.
Pending sales came in at 78 for the three months ending August 31, 2026, down 32.2% from a year before, per the Real Estate Data Aggregator. Fewer homes going under contract is worth watching. It tells you where closed sales are headed in the next month or two.
Rates are a real factor for buyers
Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That slows buyer demand. It is part of why fewer homes are going under contract. Buyers are being careful, and that is fair.

- That still supports sellers, even as the pace slows.
One street can read very differently from the whole ZIP code. A home on one block may be moving faster or slower than these numbers suggest.
