Tigard moves faster even with rates above 7%
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is real pressure on buyers. But the Real Estate Data Aggregator counted 338 homes sold across Tigard in the three months ending August 31, 2026. Buyers are still moving. The right home, priced right, is not sitting.
The two-week clock: 97223 vs. 97224
The biggest number in this report is the share of homes that went under contract within two weeks. It splits Tigard in two.
In 97223, the Real Estate Data Aggregator found that 51.1% of homes went under contract within two weeks. That is up 5.6 points from the same period in 2025. Just over half of all listings did not last two weeks. In 97224, the share was 37.6%, up 10.2 points from a year before. That is a bigger jump, even if the share is lower. Both sides of Tigard are getting faster.
Speed on the ground: days on market
| 97223 | 97224 | |
|---|---|---|
| Median sale price | $610,000 | $589,000 |
| Median days on market | 13 | 31 |
| Sale-to-list price | 100.2% | 99.3% |
| Homes sold above list | 32.6% | 19.8% |
| Months of supply | 2.5 | 2.6 |
In 97223, the Real Estate Data Aggregator put the median days on market at 13 days. That is 5 days shorter than the same period in 2025. Homes there averaged 100.2% of list price at sale, up 1.2 points from a year before. Nearly 1 in 3 homes, 32.6%, sold above list price.
In 97224, the median was 31 days, 8 days shorter than a year ago. That is a meaningful drop. The sale-to-list average was 99.3%, up 0.6 points. Not every home sold fast or above list here. But the direction is clear: buyers are moving sooner than they were.
Prices dipped a little in both ZIPs
Prices eased slightly. The Real Estate Data Aggregator put the median sale price in 97223 at $610,000, down 0.6% from the same three months in 2025. In 97224, the median was $589,000, down 1.8%. Small dips, not a slide. Buyers are still paying close to or above list on many homes.
Supply stayed tight
More sellers listed homes. The Real Estate Data Aggregator counted 407 new listings across Tigard, up 8.8% from a year before. But the total homes for sale fell 6.9%, to 284. That tells you homes are selling as fast as they come on. Supply stayed well under 3 months in both ZIPs. That keeps sellers with the edge on well-priced homes.
What rates above 7% mean for Tigard
Realtor.com noted that rates crossed 7% for the first time since January 2025. That raises the cost of every offer. It also means buyers who do qualify are serious. They are not browsing. They are deciding fast. That is why the two-week contract numbers keep rising even as rates climb.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. Tigard is not immune to that pressure. Prices did dip here. But the speed numbers say the right home at the right price still moves.
- In the three months ending August 31, 2026, more than half of homes in 97223 went under contract in two weeks.
- In 97224, that share jumped 10.2 points from a year before.
- Prices eased slightly in both ZIPs.
- Supply stayed tight.
- Buyers above 7% rates are still moving fast on homes priced to sell.
- Prep and price still decide the outcome.
One street can read differently from the whole ZIP code. The numbers above cover thousands of homes. Your block, your floor plan and your condition all shift the picture.
